Commercial property is a very Creative Space, which is why it is loved by entrepreneurs.
What are the Principle Benefits and Advantages of Commercial Property?
1. The biggest benefit out of everything is TIME FREEDOM.
If you have a reasonably secure FRI lease and tenant operating within a robust sector then predominantly the tenants pay for and deal with everything.
If all your units have an FRI lease with tenants in safe sectors, your life suddenly becomes hassle free.
It's a thing of beauty.
2. Commercial leases are significantly longer than residential leases.
For example, a residential lease is usually around 6 months. However, in my personal portfolio, I have leases from 5 to 35 years.
3. Serious disruptions & discounts.
Human spending patterns have evolved over time and will continue to do so. Therefore, sector values have downgraded due to fear and the evolution of traditional retail. Nevertheless, the high street is going through an evolution not an extinction.
4. Exponential growth opportunities
There are numerous routes to add value in commercial property, it is a very creative space which is why it is loved by entrepreneurs.
5. Trends and tenants
Commercial tenants tend to spend thousands on your property, unlike residential tenants. In one of my properties, 4 tenants spent £2.3 million on a property that cost £1.25 million.
6. Zap the tax
In commercial property there are many vanilla creative tax incentives provided by the government and HMRC to encourage investment.
